The situations

What actually goes wrong in a rental

Almost never the lock itself. Usually the handover, the timing, or the distance between the property and the person responsible for it.

Late arrival, no key

A flight delay, an agency closed for the night, and a family outside with luggage. Opened on your authorisation, so the holiday starts an hour late instead of a day late.

Key safe that will not open

Salt and sun are hard on key safes mounted outside. Codes get confused too, usually by someone tired and reading a phone screen in the dark.

Keys lost during the stay

On the beach, in a bar, in a hire car returned to the airport. The question is whether the next guest can still get in.

Changeover day problems

A cleaner locked out, a set of keys that never came back, a door that has decided to stop locking two hours before check-in.

Guest shuts themselves out

A terrace door pulled closed, a front door on the latch. Common in apartments near the seafront where the wind does the shutting.

Empty property, months alone

A second home opened up in spring with a cylinder that has seized over the winter, and an owner who arrives to find they cannot get into their own villa.

How authorisation works

You do not need to be in Spain. A message confirming that you are the owner or manager, that the person outside is your guest, and that you accept the quoted cost, is enough to start.

Afterwards you get a short report: what was wrong, what was done, and photographs if anything was replaced. If the cylinder had to be changed, the new keys are handed to the guest or left as you instruct, and a set is put aside for you.

Work between bookings

The best time to touch a rental property is when nobody is in it. A two-hour gap between check-out and check-in is enough for most of it.

    A message telling you it is done, what was wrong, and whether anything needs attention before the next booking.

Questions from owners and managers

My guest is locked out and I am in another country. How does this work?

You authorise the work by phone or WhatsApp, we confirm the guest matches the booking, the door is opened and you are invoiced. The guest does not need to pay anything on the doorstep unless you ask them to.

Will you open a property on a guest’s word alone?

No. There is always confirmation from the owner, the manager or the agency, plus identification from the person at the door. It is the same protection that stops somebody else being let into your property while you are away.

The key safe outside the apartment will not open. Can you help?

Yes. A jammed or corroded key safe is a common call near the front, and it is dealt with in the same visit as getting the guest inside. If the unit is beyond saving, we will tell you what to replace it with.

A guest has gone home with the keys. What now?

If a spare set exists locally, the next arrival is covered and the cylinder can be changed at your convenience. If the keys went with anything showing the address, change the cylinder before the next check-in.

Can you hold a key for our property?

No, and no locksmith should. Keys are handed to the owner or the manager, never kept. What we can do is attend quickly when you need someone on site.
